Plan a mini-split around room loads, indoor-unit locations, condensate routing, line-set paths, electrical requirements, service access, controls, and outdoor-unit placement. Capacity by floor area alone does not define a complete or maintainable installation.
Design for the actual rooms
Room layout, doors, occupancy, and the load matter when selecting indoor units. One head does not automatically provide even comfort across separated rooms. Ask how each space will receive conditioned air and how the selected equipment works as a combination.
Installation details to discuss
Indoor placement, condensate drainage, line routing, outdoor access, and future cleaning access belong in the estimate. A neat-looking installation still needs service access. Explain whether the space is used every day or only occasionally.
Maintenance and repair signs
Follow the unit’s filter instructions and arrange professional care for coils, drains, and operation. Water leakage, error displays, changes in output, and persistent noises deserve attention. Record the error rather than repeatedly clearing it.
Do mini-splits dehumidify?
Cooling can remove moisture, but the amount depends on operation and conditions. A mini-split is not a guaranteed solution for every moisture problem. Persistent humidity may call for an assessment of the building, system selection, and operating settings.
Plan the room coverage before choosing indoor heads
ENERGY STAR describes ductless systems as indoor units connected to outdoor equipment, without the distribution ducts used by a conventional central system. For an addition or a room without ducts, the important question is how that particular space will receive heating and cooling.
Draw a simple floor plan showing doors, room use and proposed indoor-unit positions. Bring it to the design discussion. Ask the contractor to explain which rooms each unit serves and how the proposal handles spaces separated by closed doors.
- Identify bedrooms or offices that need independent control.
- Mark where an indoor unit can be reached for filter care and professional service.
- Discuss visible line covers, drainage routing and the outdoor location.
- Ask whether the proposed indoor/outdoor combination is appropriate for both seasons.
- Request an owner demonstration of modes, cleaning access and error reporting.
